The Federation of Kings Point Associations, Inc. is the umbrella Association for the 113 Associations in Kings Point. They negotiate and oversee the bulk contracts that are part of each Association’s common expense such as Landscaping, Pest Control, Cable TV & Internet, Property Management Contract (Vesta Property Services) and Waste Services. The Federation works diligently with the Recreational Facilities Management Company (Vesta) on matters such as clubhouses, safety/security and transportation.

– The Federation is organized under Florida Statutes Title XXXVI (Business Organizations)
Chapter 718 (Condominium Associations).
– Most Kings Point Associations are organized under Florida Statutes Title XL (Real and Personal Property)
Chapter 720 (Homeowners’ Associations).
– The exception is Richmond, Somerset and Yorkshire. They are organized under Florida Statutes Title XL (Real and Personal Property)

 

Memorandum Concerning Ownership of the Recreational Facilities at Kings Point Sun City Center, Florida: This memo is intended to eliminate questions concerning ownership of the recreational amenities (Rec Area) and control of the related property at Kings Point Sun City Center (KPSCC).Kings Point Sun City Center West Land Trust Agreement” and AMENDED AND RESTATED LOAN AGREEMENT  the document where the community creates a Florida Land Trust (The Trust). The second document, “Agreement of Sale and Purchase” has details for the purchase of both the Rec Area and the Long Term Leases associated with the amenities by KPSCC from WCI, the developer.
